The House Needs a New Roof: Repair It, Credit the Buyer, or Sell As Is?
A roof problem can affect more than appearance. Its age and condition may influence insurance, appraisal, lender requirements, buyer confidence and active water damage. Diagnose the roof before choosing whether to replace it.
Separate four questions
- Is the roof actually failing, or simply old?
- Is there active leakage or interior damage?
- Is there a covered insurance claim or storm event?
- Would the intended buyer/loan require repair before closing?
Replacement is only one response
A seller might replace the roof, negotiate a credit where the buyer’s financing allows it, price the condition into an as-is listing, or sell to a buyer prepared to handle the work. A price reduction alone does not cure a lender or insurer requirement.
If hail or an insurance claim is involved, also review selling with an open insurance claim. For financing friction, see when a house may not qualify for conventional financing.
